Leasing Questions

No appointment is necessary to tour our community. However, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

Our apartment homes are priced individually based on their amenities and features.

Application fees are $45 per person 18 and older occupying the apartment. There is also a $100 holding fee. You may pay these online by credit card with a small fee or by EFT with no fee. All application fees are non-refundable once an application has been screened.

You can apply via the Apply Now button on our Home Page, or you can stop in the office for a paper application during business hours.

Residents are responsible for electric bill. These are sub-metered and the bill that arrives to you are your actual usage. Please reach out to the office for any further questions about utilities.

Our standard security deposit begins at $300 and may increase up to one and a half (1.5) times the monthly rent, depending on qualifying criteria. A $100 holding fee is required at time of application submission.

Rent is always due on the first, and a $30 late fee is assessed on the 6th of every month (even Sundays and holidays).

You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.

We allow up to 2 pets per apartment and accept both cats and dogs. Monthly pet fees are $40/month per pet and there is a one-time non-refundable pet fee of $350 for one pet, and an additional $100 for a second pet. Resident Questions

Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.

We offer a grilling/picnic area on the property for all residents to use!

I am locked out of my apartment/garage. What do I do? If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.

Yes, if the lease buy-out fee has been paid. A 30-day notice is required before vacating your apartment, and the lease buy-out fee is $1,500. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.

If something needs to be repaired in my apartment, how do I report it? Please submit work orders online if you are enrolled in our online services, or you may send an e-mail.

Yes, if someone is temporarily staying with you, please let the office know so we can accommodate their parking needs. If someone is permanently moving in or staying longer than 2 days, they will need to fill out an application to be added to your lease agreement.

We require a 30-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 30 days prior to the lease expiring to provide your written notice.

Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.

If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage. I have lost my apartment and/or mailbox keys. What do I do? If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

If you have an emergency during normal business hours, please call the office and use prompt #4 at (810) 664-7071.  If you have an "After Hours Emergency", please call the ON-CALL number at INSERT NUMBER HERE.
